Executive summary. New pre-closing estimates from the Politecnico di Milano's Osservatorio Travel Innovation suggest that Italy's accommodation market could reach €40.7 billion in 2026, with online purchasing accounting for 59%. A January 2026 release estimated the 2025 market at €38.7 billion, including a 57% eCommerce share. An independent Low Season Growth calculation based on those two rounded releases implies an increase of approximately €1.95 billion in the nominal value of online accommodation purchasing. This is not observed annual turnover for 2026 and is not evidence of equivalent growth in hotel direct bookings.

1. The measured and estimated evidence

The 15 October 2026 Observatory announcement estimates accommodation-market value of €40.7 billion (+5%) for 2026 and an eCommerce share of 59%. It explicitly classifies these as pre-closing estimates, rather than finalized annual figures. It also states that the overall balance between online direct and intermediated channels remains broadly stable. Online distribution growth is therefore not evidence that direct booking is gaining market share against OTAs.

The Observatory's 29 January 2026 announcement reported a 2025 accommodation-market estimate of €38.7 billion (+2%) and an online share of 57%. Both totals concern the wider accommodation market, not hotels alone.

2. Original LSG calculation: implied online market value

Indicator 2025 estimate 2026 pre-closing estimate
Total accommodation market €38.7bn €40.7bn
Reported eCommerce share 57% 59%
Implied online value (LSG calculation) €22.059bn €24.013bn
Implied non-online value (LSG calculation) €16.641bn €16.687bn

LSG methodology: multiply the reported accommodation-market estimate by its reported eCommerce share. The implied difference is €24.013bn minus €22.059bn, or approximately €1.954bn (+8.9%). Values are nominal and based on rounded inputs from two publications prepared at different points of the forecasting and reporting cycle. The small implied change in non-online value should not be interpreted as a robust stand-alone measure of market stagnation.

LSG interpretation: the estimates suggest that online accommodation purchasing could expand more quickly in nominal value than the wider accommodation market. They do not distinguish direct hotel reservations from OTA-mediated transactions, and cannot establish property-level profit growth.

3. Online booking growth is not automatically profit growth

Two reservations with the same room rate can leave different economic contributions because commission, payment, marketing, servicing and cancellation costs vary by channel.

Illustrative LSG scenario — not observed hotel data: assume a €130 room rate and €39 in incremental operating costs. For a reservation incurring an assumed 18% OTA commission, pre-fixed-cost contribution would be €130 − €39 − €23.40 = €67.60. For a direct reservation with an assumed €9 acquisition and payment cost, comparable contribution would be €130 − €39 − €9 = €82. The hypothetical difference is €14.40 per occupied room night. This example does not prove that a direct booking would have occurred without the intermediary, or that a channel shift generates incremental demand.

LSG Signal. Channel performance should be compared using realized, incremental contribution rather than gross bookings, headline room revenue or online traffic alone.

4. AI changes research behaviour before it changes booking ownership

The Observatory's August 2026 online-panel survey covered 7,590 travellers across 15 European countries. It found that 42% reported using AI tools for travel-related activities. The figure for Italy was 44%, 11 percentage points above the cited 2025 comparison. The research notes that autonomous agent use for making payments and bookings remains limited.

LSG interpretation. AI may influence discovery and comparisons without yet replacing existing reservation channels. An independent hotel can respond first through complete, consistent descriptions of room types, availability, payment rules, accessibility, cancellation policies and direct-booking terms, then measure real guest outcomes before adopting expensive automation.

5. Implications for low-demand periods

Market-wide online growth does not mean that a specific hotel's weak weekdays or shoulder-season dates will fill automatically. Operators should define the dates, establish historical comparable booking pace and room-night contribution, and then test a narrowly scoped acquisition or retention intervention. Track completed stays, acquisition costs, displacement of existing demand and incremental contribution after variable expenses.

For local and corporate demand, use direct outreach only where a concrete travel reason exists. For intermediary promotions, check whether incremental stays cover commissions and discount costs. For flexible direct offers, account for realized cancellations, not merely bookings created.

6. Methodology, boundaries and independence

This is independent secondary-data analysis of the Observatory's January and October 2026 releases, not original fieldwork and not a measured direct-booking market-share study. The January release presents a 2025 market estimate; the October release presents a 2026 pre-closing estimate. The figures cover accommodation beyond hotels, use rounded aggregates, and do not isolate price inflation from underlying volume changes. Consumer AI findings are self-reported responses, not directly observed transactions. The channel contribution scenario uses hypothetical costs chosen solely to illustrate a decision framework.

All calculations, commercial implications and sections identified as LSG interpretation or LSG Signal are developed independently by Low Season Growth. The Politecnico di Milano and Osservatorio Travel Innovation do not endorse LSG or this research note.

Conclusion

Online distribution growth, direct-booking growth and profitable incremental hotel demand are three different outcomes. Hotels should identify and measure each separately before committing more commercial resources to weak dates.
