LSG Hospitality Signal Brief — 25 September 2026

Four hospitality developments from the previous 24 hours that matter for hotel operators, owners and commercial teams. Low Season Growth separates reported facts from its own interpretation and links to the underlying sources.

1. U.S. hotels set a weekly ADR record

What happened. For 13–19 September 2026, U.S. hotel occupancy reached 71.1%, up 4.4% year over year. ADR rose 5.7% to US$179.30, the highest weekly ADR on record, while RevPAR increased 10.4% to US$127.43. Chicago posted the largest ADR and RevPAR gains among the Top 25 markets, supported by the International Manufacturing Technology Show.

LSG Signal. Event-driven compression can still create simultaneous occupancy and pricing power. The commercial opportunity is often date-specific rather than market-wide.

What it means commercially. Event calendars should directly influence pricing, minimum-stay rules, packages, outbound sales and paid demand generation before pickup accelerates.

2. Asia-Pacific hotel investment reached US$8 billion in H1 2026

What happened. Hotel investment activity in Asia-Pacific reached US$8 billion in the first half of 2026, up 21% year over year, according to CBRE. Japan, Mainland China and Korea led activity. Mainland China transaction volume more than doubled year over year.

LSG Signal. Capital is favouring existing hotel assets in markets where demand fundamentals remain attractive and new supply is constrained.

What it means commercially. Repositioning, conversions and asset productivity become more important when construction and financing costs limit greenfield development. Owners will expect clearer evidence on pricing, segmentation and distribution contribution.

3. More than 150 REVO hotels are moving to new investors and operators

What happened. REVO Hospitality Group's cross-border restructuring includes the sale or transfer of more than 150 hotels across Germany, Austria, the Netherlands and Italy. PRISM Group is acquiring 29 hotels, Fattal Hotel Group 22, with additional properties moving to operators including Motel One, B&B Hotels and Brown Hotels.

LSG Signal. Large hotel portfolios can be redistributed quickly across brands and operators when economics change, reshaping distribution, loyalty, account sales and operating systems.

What it means commercially. Reflagging and operator changes should treat commercial migration as a core integration workstream: channel mix, rate architecture, CRM, loyalty and account relationships cannot be left until after the transaction.

4. IHG expands Crowne Plaza around a mixed-demand Paris destination

What happened. IHG opened the 250-room Crowne Plaza Paris Marne-la-Vallée. The property combines proximity to major leisure attractions with 1,500 square metres of event space, 14 meeting rooms and capacity for up to 400 delegates. IHG reports 96 Crowne Plaza hotels open across Europe, with 21 further properties in the pipeline.

LSG Signal. The asset is positioned around multiple demand occasions rather than a single segment: leisure, meetings, retreats and blended travel.

What it means commercially. Hotels outside major city centres can reduce seasonality by building distinct offers around travel occasions, event calendars and demand generators rather than relying on location alone.
