LSG Hospitality Signal — 6 October 2026
Low Season Growth Research Desk

Four developments stand out for their direct commercial relevance to hotel operators: calendar-driven U.S. hotel performance, event-led demand in Montreal, continued extended-stay expansion and the growth of experiential hotel brands.

1. U.S. hotel performance jumped — but the calendar materially amplified the comparison

What happened. CoStar data for 20–26 September put U.S. hotel occupancy at 69.7%, up 6.4% year on year; ADR at $179.43, up 7.4%; and RevPAR at $125.06, up 14.2%. Orlando posted the strongest occupancy increase among the Top 25 markets, Miami the largest ADR gain and San Francisco the largest RevPAR increase. CoStar explicitly said performance growth was elevated by the favourable Rosh Hashanah calendar shift.

LSG Signal. A double-digit weekly RevPAR increase is not automatically evidence of structural demand acceleration. Holiday and event placement can materially distort year-on-year hotel comparisons.

What it means commercially. Before changing rates, budgets or campaigns because a benchmark jumps, compare the underlying calendar with the prior year. The more useful question is not only whether RevPAR rose, but which dates and demand generators produced the increase and whether they recur.

2. Montreal shows how events can stretch strong demand beyond peak summer

What happened. Montreal has recorded six consecutive months of year-on-year occupancy growth, while Canada has posted eight months of rate-driven hotel growth. CoStar reported that returning international travellers, events and conventions have contributed to Montreal's performance. One hotel operator said October was already tracking around 80% occupancy before the month began; Montreal's winter strategy then shifts toward conventions, business events and leisure programming. The 80% figure is an operator statement, not a market-wide observed result.

LSG Signal. Seasonality becomes more manageable when a destination creates several specific reasons to travel across the same weak period, rather than relying on a generic seasonal promotion.

What it means commercially. Map conventions, cultural events, sports and destination campaigns directly against weak dates. Then align packages, minimum-stay rules, local partnerships and direct-booking messaging with the strongest overlapping demand trigger.

3. Choice Hotels reaches 600 extended-stay properties

What happened. Choice Hotels opened its 600th extended-stay hotel, Everhome Suites Denver Airport. The company says the segment has delivered 12 consecutive quarters of double-digit rooms growth, including 13% net room growth year on year in Q2 2026, and reports nearly 30,000 extended-stay rooms in its development pipeline. The Denver property is positioned around recurring demand generators including healthcare, logistics, construction, infrastructure and major employment centres. Pipeline figures remain forward-looking company disclosures.

LSG Signal. Extended stay is increasingly being treated as a scaled demand segment rather than a niche accommodation product.

What it means commercially. Independent hotels with weak weekdays should test whether recurring project-based demand exists locally. Weekly pricing, laundry, workspace, parking, invoicing and targeted corporate outreach may capture room nights that a conventional transient offer misses.

4. Sports Illustrated Resorts moves into traditional hotels through Wyndham

What happened. Travel + Leisure Co. and Wyndham Hotels & Resorts announced a development framework allowing Sports Illustrated Resorts to expand into standalone hotels as well as mixed-use destinations combining hotels, vacation ownership and residences. Wyndham will provide development relationships, distribution, marketing infrastructure and access to Wyndham Rewards; the companies report more than 126 million enrolled members. Nashville is operating, while projects in Chicago, Baton Rouge and Tuscaloosa are at different development stages. Future openings and demand expectations remain forward-looking.

LSG Signal. Large hotel platforms are increasingly combining identity, experience, loyalty distribution and real-estate flexibility rather than treating branding and distribution as separate layers.

What it means commercially. The lesson for an independent hotel is not to imitate a celebrity brand. It is to build a sharper reason to travel around a recurring community — sport, food, wellness, culture, universities or events — and connect that proposition to CRM, repeat stays and direct booking.

LSG Action Layer: four tests for a weak date

Turn today's signals into four practical checks:

  1. Calendar test: compare the weak date with last year's exact holiday, event and weekday configuration before changing price.
  2. Demand-trigger test: map events, conventions, sports and local programming within the relevant booking radius and build one offer around the strongest trigger.
  3. Extended-stay test: identify local employers, hospitals, construction projects, logistics hubs and contractors that can create recurring weekday nights.
  4. Community test: identify one recurring audience the property can serve better than a generic hotel offer, then connect that proposition to direct booking and CRM follow-up.

The objective is not to copy these markets. It is to use external evidence to decide which demand hypothesis is worth testing on the hotel's own weak dates.
